1. Pricing Emotionally, Rather Than Strategically. A lot of sellers price their home based on what they think it’s worth, not on actual market data.

2. Assuming All Renovations Automatically Add Value.
Just because you dropped $30K on a kitchen reno doesn’t mean buyers will value it the same. Some updates do pay off, but others? Not so much. Plus, highly personalized upgrades (like bright-colored cabinets or ultra-modern finishes in a traditional neighborhood) can actually turn buyers off.

3. Skipping the Deep Clean and Declutter Stage
And decluttering isn’t just putting stuff in closets. (Buyers open those!) Even the most beautiful home loses appeal if it feels messy, overly personal, or cramped. First impressions are everything.

4. Not Understanding the Net versus Offer Price
A higher offer isn’t always the best offer. Things like contingencies, closing timelines, concessions, and financing strength all affect what sellers actuallywalk away with. Don’t just look at the number—look at the full package.

5. Using Bad (or no) Listing Photos
This one should be obvious—but it still happens way too often. Dark, blurry, or outdated photos are a death sentence online. Your home’s first showing is on someone’s phone screen—make it count.
